Property Valuation In Buffalo Bay

Undertaking a property valuation in Buffalo Bay can be quite different from valuing a property in a larger residential market.

Buffalo Bay is a small coastal residential area, and there are not a large number of properties changing hands at any given time. This means that finding directly comparable sales is often the most difficult part of the valuation process.

A search of the current property market can also give a rather incomplete picture. There may be only a handful of properties advertised for sale. A thorough consideration of what has actually sold is necessary.

The Buffalo Bay property market

Buffalo Bay is an unusual residential market. Its coastal position is obviously an important attraction, but properties within the area are not necessarily comparable simply because they are all in Buffalo Bay.

Position can make a considerable difference.

The extent of the sea view, the direction in which a property faces, its position on the street, proximity to the beach and the characteristics of the surrounding properties all need to be considered.

The improvements are equally important. A well-maintained modern home with good views cannot necessarily be compared directly with an older property requiring substantial maintenance, even if the two properties are on similar-sized erven.

This is why I prefer to look at the individual characteristics of each property rather than applying a general rate per square metre to the Buffalo Bay market.

Finding comparable sales

The greatest challenge in a property valuation in Buffalo Bay is often finding sufficient recent sales of genuinely comparable properties.

In a larger market, there may be numerous recent transactions from which to select. In Buffalo Bay, the available evidence can be much thinner. The differences in the exact position make a significant difference as beachfront houses carry a significant premium.

I therefore look beyond the properties that happen to be advertised at the time of the valuation. Historical sales, older listings and other available market information can all assist in building an understanding of the market.

The age of a comparable sale is important, but an older transaction should not automatically be discarded if it provides useful evidence. The market conditions between the sale date and the valuation date need to be considered.

Likewise, a property that is not an exact match can still provide useful evidence if the differences between it and the subject property are understood.

Property24 and other online information

Online property portals are useful sources of information, but they have limitations in a market such as Buffalo Bay.

Property24 may show only a small number of current properties in Buffalo Bay. It should not therefore be assumed that the properties shown represent the entire market.

I also look at historical information where available and try to establish what has actually happened to properties that have previously been marketed.

This is particularly important when an advertised property has been on the market for some time, has been withdrawn, or has been relisted at a different price. An asking price is evidence of what a seller would like to achieve, rather than evidence of what a willing buyer has actually paid.

Interestingly, for higher value properties, the properties prices are often listed at POA (Price on application) or in some circumstances, kept as pocket listings. This means the asking price is not publicly available. Similarly, such properties are sometimes sold as a company share sales which means the final price may also not be available.

Municipal valuations

Municipal valuations are often outdated or incorrect.

The municipal value is not necessarily the current market value of the property. It is determined for municipal rating purposes and is therefore not a substitute for an independent market valuation.

It can nevertheless provide useful background information, particularly when considered alongside the physical characteristics of the property and other market evidence.

Where there are significant differences between municipal values, asking prices and other available evidence, these differences are worth investigating. On that note, where a municipal valuation is incorrect, a valuer can assist you in in the objection process.

Sea views and position

Views are particularly relevant when valuing property in Buffalo Bay.

There is a substantial difference between a property with a good, relatively unobstructed view of the sea and one where the view is limited or only available from part of the property.

The position of the view within the house is also relevant. A view from the main living areas is generally more meaningful than a glimpse of the sea from a secondary room.

There is also the question of whether the view is likely to remain.

These are characteristics that are difficult to capture in an automated valuation or a simple comparison of prices per square metre. They require the property and its surroundings to be considered properly.

Improvements and condition

The condition of the improvements can also have a significant effect on value. Older houses are routinely purchased and demolished to make way for a new build.

Buffalo Bay contains properties of different ages and standards, and two houses with similar floor areas can have very different values depending on their condition and quality.

When analysing comparable properties, I therefore consider the age of the improvements, standard of finishes, maintenance, accommodation, parking and any obvious expenditure that would be required to bring the property to a similar standard.

A property requiring substantial work would not compare well with a recently renovated property. In Buffalo Bay, the difference could be significant.

Case Study

A relevant market transaction in Buffalo Bay is the disposal of Erf 160, a 600 m² property owned by Knysna Municipality.

The property was initially advertised for disposal and the auction was held on 21 May 2025. The property had previously been valued at R4.5 million and was revalued at R5.25 million, which was set as the auction reserve. An inspection of the deeds information indicates a final purchase price of over R25 million.

This illustrates how the location is extremely important, and also how this market can surprise you.

My approach to property valuation in Buffalo Bay

When undertaking a property valuation in Buffalo Bay, I consider the property itself, its position and improvements, together with the available market evidence.

I research recent and historical transactions where information is available, examine competing and previously marketed properties, consider municipal information and assess the differences between the subject property and the available comparables.

The aim is to arrive at a well-supported opinion of what the property would reasonably be expected to achieve in the market at the relevant valuation date.

Buffalo Bay requires a considered approach because the market is small and good comparable evidence is not always readily available. That makes the quality of the research and the interpretation of the available evidence particularly important.

If you require a property valuation in Buffalo Bay, I can undertake an independent valuation based on the property, its location, the purpose of the valuation and the available market evidence.
